BUILDING RULES: USE OF THE RENTED PREMISES AND RESPONSIBILITIES OF THE TENANT

ARTICLE 13: DOMESTIC ANIMALS
Pets are the responsibility of the Rental Sponsor, and must be kept on a leash or tied to a fixed point at all times when outside. Dogs must hold a valid license from a competent authority. Under no circumstances will a tourist residence be able to accommodate more than 4 dogs simultaneously.
ARTICLE 14: PROHIBITION OF CAUSING NOISE LIKELY TO DISTURB THE PEACE OF THE NEIGHBORHOOD
It is strictly forbidden to produce or allow noise likely to disturb the peace of a neighbor or the neighborhood.
ARTICLE 14.1: PROHIBITION OF USING FIREWORKS
It is prohibited for the rental sponsor or any occupant to use fireworks at any time.
ARTICLE 15: END TIME OF EXTERNAL ACTIVITIES
At all times, occupants of a tourist residence must stop any outdoor activity that could generate noise from 11:00 p.m. until 8:00 a.m. the next morning.
ARTICLE 16: CAMPSITE, TRAILERS, TENT-TRAILERS AND OTHER RECREATIONAL VEHICLES
It is strictly prohibited, when renting a tourist residence on the territory of Saint-Côme, to install one or more tents, trailers, tent-trailers and other recreational vehicles on the rental land, or any other land. near.
It is also prohibited to use accessory buildings for accommodation purposes.
ARTICLE 17: NAUTICAL ACTIVITIES AND BOATS
It is prohibited for any occupant or rental sponsor to launch, on all bodies of water in the Municipality of Saint-Côme, their boat, rowboat, canoe, kayak, pontoon or any other personal, rented, or borrowed, with the exception of boats provided by the lessor.
IMPORTANT CONDITIONS
The Tenant undertakes to respect the regulations of the establishment at all times. This commitment also applies to people accompanying the Renter and his guests.
The property can only be rented for vacation purposes.
The establishment can accommodate a maximum of 10 people.
The Tenant cannot assign his rights under the rental contract or sublet the building.
If on the day of departure, the Tenant does not leave the premises at the time mentioned (provided for in the contract), additional fees of $100 may apply.
CHECKLIST BEFORE LEAVING THE PREMISES
Before leaving the premises, the Tenant must ensure that:
The dishes are washed and put away.
Furniture and equipment are put back in place, including toys in the playroom.
Waste is placed in the large bins at the entrance to the site.
Windows are closed and locked.
Doors leading to the outside are closed and locked.
The front door is locked using the electronic lock.
GENERAL PROVISIONS
This short-term rental agreement may only be modified in writing.
If any of the conditions of this contract, whatever it may be, should be deemed void and unenforceable, the validity of its other conditions will not be affected. In the case of a void and non-enforceable provision, the parties must reach an agreement as close as possible to the economic objectives sought by the parties in this contract.
This document must be governed and interpreted in accordance with the laws in force in the Province of Quebec and in Canada.
OTHER PROVISIONS
The Lessor ensures that the rented establishment holds a classification certificate issued by the Corporation de l'industrie tourisme du Québec in accordance with the Act respecting tourist accommodation establishments and still in force.
The Lessor cannot be held responsible for any accident, injury or illness which results from the fault of the Lessee, which may occur to the Lessee or to his guests during the stay. By accepting this reservation, the Renter and his guests accept the risks associated with their stay at the establishment.
The Lessor cannot be held responsible for the theft or loss of the property of the Lessee or his guests during the stay.
